Selling a Home
Making the sale of your property a success

I bought my first home over 23 years ago; since that time, the process of selling real estate
has only gotten more complicated, and the market more sophisticated.    As a Realtor, I
have the training, experience, and local market knowledge to help you navigate to a
successful sale of your property.

First step - Decide on your time frame for selling

The first step is to decide when you want to sell your property.  Do you need to purchase
another property first?  do you want to wait for the kids to finish the school year? do you
need to be relocated quickly?  These and other questions will help determine how we
proceed.

Comparable Market Analysis

Call Leon to have a Comparable Market Analysis on your property.  This involves a visit by
Leon to view the specifics of your property.  Leon will then prepare a report containing
information on how your property would be marketed, how to prepare your property for
sale, and pricing data based on recent sales activity in your neighborhood.  We will review
the report together, so that you can make informed decisions on how you will want to price
your property, and what you will want to do to prepare your property for sale.

Prepare Your Property

This step can be span from a few weeks to many months, depending on the condition of
your property, and the time frame that you want to put your property on the market.   I will
provide a list of suggestions to preparing your property.  The goal is to have your property
in the best condition possible in the time available before listing it for sale.  

Homes that are in top condition will sell quicker and for a better price than an equivalent
home that has not been prepared for sale.

Pre-Listing Inspections & Disclosures

There are a variety of disclosures that are either statutory or customary in our market.
These disclosures provide buyers with information about your property so that they can
prepare their offer.   I have a list of vendors that you can choose from for services such as
termite inspections, property inspections, roof inspections, chimney inspections, foundation
inspections, & title insurance companies.  I will project manage the vendors to ensure all
reports are ready prior to your home being put on the market.  You will need to fill out a set
of disclosures yourself, providing information that you are aware of about the property.

Marketing Preparation

Prior to listing your property for sale, I will be preparing advertising copy to appear in print
media, internet websites, direct mail pieces, and brochures.  Ad Reservations will be made
in print media publications, brochures & direct mail pieces sent to printers for replication,
information sent to real estate websites.  The goal is exposure your property as widely as
possible to the target buyer demographics.    Marketing  is one of the key differentiators
that I provide in finding one or more potential buyers for your property.   

Showtime

Once your home is ready show, the following will be happening:

  • Your property will be entered on the Multiple Listing Service, which real estate agents
    use to find properties for sale on the market
  • A morning will be schedule for an "Agent's Tour", where agents can come by to
    preview the property, and have any questions they may have answered.
  • A Suprakey Lockbox will be placed on your property, providing real estate agents
    access to your home.  Some buyers are may not be available to visit during an open
    house, so their real estate agent may want to bring them by during a weekday.   You
    have control over what you want the showing policy to be (eg. by appointment only,
    show only during certain hours, or some other alternative). The lockbox will record
    every agent who opens it to get the house keys to show your home.   If your home is
    not occupied during this time, I will be regularly visiting the property to ensure that it
    secured and remains in presentable condition.
  • A Cashin Company sign will be placed on the property, with a holder for brochures
    for potential buyers to obtain more information,
  • Advertising in will appear in various print media publications targeted at the buyer
    demographic for your home
  • Direct mail pieces will be sent out to the surrounding community;  often times your
    neighbors can be the best source of referrals for buyers.
  • Your property will be advertised on multiple Internet websites, such as www.
    mlslistings.com, realtor.com and virtual tours will be available for viewing over the
    Internet.  Many buyers now use the internet to start their search for their next home,
    especially if they are not local to the market.
  • Open houses will be held on weekends;  buyers can physically inspect the property,
    and have any questions they may have about the property or neighborhood.   Color
    brochures are made available to visitors containing key information about your
    property as well as photos.  These brochures help buyers to remember your property
    as they will typically be visiting many houses in an afternoon.

Prospect Follow-up

I will follow up with each agent and open house visitor who expresses an interest in your
home, to determine their level of interest, timeframe for making a decision, and answer any
questions they may have.  I will have disclosure packages available for those considering
making an offer for your home.

Status Reports

I will regularly update you on the showing activity for your property, as well as any changes
in market conditions that may affect the sale of your home.  The frequency of update will be
at a rate that you are most comfortable with.  In addition, if your home is vacant at the time
of its sale, I will be visiting it multiple times between open houses to ensure that remains in
top showing condition.

Escrow

Escrow is the process by which the buyer and seller establish the terms and conditions for
the transfer of ownership of a property.  The Escrow instructions are typically embodied in
the terms and conditions of the purchase contact that has been negotiated between the
seller and buyer.

I will help to "project manage" the escrow process so that each party is reminded of when
various contingencies, appraisals, further inspections and other conditions of the purchase
contract are to be performed.

Completing the sale

Once all the terms and conditions of the purchase contract are completed, then it is time to
sign off on the transfer of your property to buyer, receive a check for the proceeds of your
sale, and for the buyer to get the keys to your propery.

In summary, my job is to market your property - you set the price that it will be sold
at.
