How can Leon help you purchase your home?

Over the past 30 years, I've lived in/owned/worked in many of the cities of Silicon Valley:
Palo Alto, Menlo Park, Los Altos, Mountain View, Cupertino, Sunnyvale, Santa Clara, Los
Gatos & Monte Sereno.  This experience gives me direct knowledge of many of the different
neighborhoods & schools that make up this dynamic metropolitan area.  By working with me
on your next home purchase, you can benefit from this experience &  knowledge to find a
home that fits your needs.

First step - Determine your needs & desires

The first step in looking for your next home is to determine what you want!  Do you have a
family?  need a home office?  are schools important?  commuting time?  Our first meeting
together will be a discovery process to determine a list of features and amenities that your
next home should have.

Determine your financing

The next step is determine how you will finance the purchase of your next home.  Do you
need to sell your current home?  How much down payment would you like to make?  If you
do not already have a loan officer from a bank or mortgage broker to work with, I can
recommend you several who share my philosophy of working with clients.

View Properties

Based on your price range and what features you determine are important, I will identify a
set of neighborhoods and homes currently on the market.    With each property that you
visit, you may determine that certain features are more important than others;  each
property will provide with more information to narrow the search for the one that will be a
match for you.

Selecting a Property to make an offer

Once we identify a property that interests you, we will want to examine it much closer, so
that you know exactly what you are making an offer on:  the property condition, property
disclosures and any other factors that might affect the property value.  I will be reviewing
and collecting information on other recent property sales in the area, to help determine a
price range and contractual terms for your offer.

Negotiating a Purchase

Once we review all the information about the property, as well as market conditions, I will
help you write an offer for purchasing the property.    I will present the offer to the seller,
and if needed help in any counter offers.

The Escrow Process

Once we have an accepted offer, I will help to project manage the "escrow" process, be it
further inspections, the property appraiser, or getting the appropriate document to the title
company, so that you meet the terms of your purchase contract.

Completing the Purchase

Once all the purchase contract conditions have been met, it will be time to complete the
escrow process; I will help you review documents to ensure that they reflect the terms of the
purchase contract.  Once the seller and you have signed off on the escrow documents, you
will be the proud owner of your next home.
